Commercial & Strata Drain Cleaning Sydney
We keep drains clear for Sydney kitchens, unit blocks, offices and industrial sites, where a blockage costs a good deal more than an afternoon. Scheduled cleaning, emergency call-outs and camera records for kitchens, unit blocks, offices and industrial sites, arranged around your trading hours rather than ours. You get camera records for the building file and one licensed team for every site. Call to arrange a schedule, or send the details and we will come back with a price.

The properties this covers
Five situations where drainage is a managed cost rather than a household problem.
Cafes, restaurants and food premises
Kitchen lines coat up faster than anything else on a property, and a blocked drain during service is not an inconvenience, it closes the kitchen. Most of this work is booked outside trading hours for that reason.
Strata and body corporate properties
Shared lines between units mean one blockage affects several residents and the cost lands on the owners corporation either way. Knowing which line is involved, and having it on record, is what keeps that manageable.
Offices, retail and mixed-use buildings
Amenities blocks, tenancy fit-outs and ground-floor food tenants all feed the same system. Problems usually appear in one tenancy and originate somewhere else entirely.
Factories, warehouses and industrial sites
Trade waste lines, yard drainage and stormwater across large hardstand areas. These fail differently from domestic drainage and the consequences are usually operational rather than domestic.
Property and facilities managers
Managing drainage across a portfolio means needing a defensible position rather than an opinion. Camera records and a planned interval are what provide that at budget time.
What strata and building managers deal with
Almost every difficult strata drainage job comes back to the same four things.
One blockage, several residents
On a shared line a single obstruction affects every unit above it. The resident who reports it is rarely the one causing it, and usually is not the one nearest the blockage either.
Working out whose line it is
Shared, individual and common property lines run together in most buildings. The camera establishes where the blockage actually sits, which is what decides who it belongs to.
A record the committee can use
Footage and a written record of what was found, which is what an owners corporation needs to make a decision or to support a levy rather than relying on recollection.
Stopping the repeat
Where a line blocks regularly, the choice is a planned interval or repairing the line. Both are quantifiable, which is what makes them easier to get approved than another emergency call-out.
A blocked line while you are trading
A blocked drain in a house is unpleasant. A blocked drain in a commercial kitchen closes the kitchen, and in a retail tenancy it can close the shop. The cost is lost trading rather than inconvenience, which changes what counts as urgent.
Commercial calls are taken 24 hours for that reason. If a line has gone during service, calling is faster than anything else, and it is treated as an emergency blocked drain.
How the price works
There is no charge for attending and assessing the problem.
The price is confirmed before work begins, which is what makes it easy to put in front of a committee or a manager.
Work scheduled when the line is free rather than when it suits us.
Commercial and strata questions
Do you work outside business hours for commercial premises?
Yes, and for most food premises it is the only sensible way to do it. Work is booked when the line is not in use, so the kitchen or the tenancy is not out of action while it is being cleaned.
Emergency calls are taken through the night, on weekends and on public holidays, which for a trading business is usually the difference between opening the next day and not.
Can you set up a scheduled maintenance programme?
Yes. The interval is set from what the first camera survey shows rather than sold as a standard package, because a kitchen line and an office amenities block do not need the same frequency.
How that works in practice is set out under drain cleaning.
What do we get for the owners corporation records?
Camera footage and a written record of what was found and where. For shared lines that includes the position of the blockage relative to the units, which is generally what determines responsibility.
This is arranged as a CCTV drain inspection and is worth having before a committee decision rather than after one.
A tenancy is blocked and the building is trading. How fast can you come?
Call rather than filling in a form. We aim to reach most Sydney jobs within 60 minutes, though where the property is and what else is running will affect it.
What we can say is that commercial calls are taken 24 hours and that a trading premises with a blocked line is treated as an emergency.
Do you handle trade waste and grease arrestor lines?
The drainage side of them, yes. Lines running to and from a grease arrestor coat up heavily and are cleared with high pressure jetting, which is the only method that takes the full thickness off the pipe wall.
Pump-out and disposal of the arrestor itself is a separate trade and is arranged with your waste contractor.
