Pipe, pits and fittings

What this covers

Drainage, specifically. Everything on this page concerns the pipes, pits and fittings that move waste water and stormwater away from a property.

Damaged and failing drain pipe

Cracked sections, open joints, pipe that has dropped out of fall and lines damaged by roots or ground movement. Repaired by relining where the pipe holds its shape and by replacement where it does not.

Gullies, pits and inspection openings

The fittings that make a drain line accessible and that release pressure safely when something goes wrong. Overflow relief gullies in particular are worth having in working order before they are needed, not after.

Stormwater pits, grates and downpipe connections

Cracked pits, broken grates and downpipe connections that have separated underground. These rarely announce themselves until a storm arrives and water goes somewhere it should not.

Planned upkeep on lines with a history

Where a line is known to block, keeping it open on a planned interval is drain cleaning. Where the reason it blocks is a fault in the pipe, repairing it is the better value answer and this is where that gets decided.

Condition surveys and records

A camera record of a drainage system, which is what strata committees, property managers and buyers ask for. Useful before buying, before building over a line, and before budgeting for work.

The cost of waiting

When drainage repair is worth doing early

Four moments where acting costs a fraction of what waiting does.

After a second blockage in the same place

One blockage is an event. Two in the same spot is a pattern, and a pattern has a cause that clearing will not remove.

Before you build over a drain line

Once a slab, a deck or paving is over the top, getting back to a failed section becomes a much larger job. Checking the condition while access is easy is the cheap moment.

When a property changes hands

An older home can have a drainage system at the end of its life with nothing visible above ground. A survey before settlement costs a fraction of the repair afterwards.

When a strata committee needs a position

Shared lines affect several owners, and committees need something more defensible than an opinion. Footage and a written condition record are what provide it.

If a drain is blocked right now

This page is about repairing and maintaining drainage. If water is not going away today, the quicker route is blocked drain clearing, or emergency blocked drains if waste water is coming back into the property.

Repairs usually follow from what the camera finds while a line is being cleared, so the two are connected. They are just not the same job, and they are not priced the same way.

Quick answers

Drain repair questions

What is the difference between this and blocked drain clearing?

Clearing deals with a line that is blocked right now. This page covers repairing drainage that is damaged and keeping drainage in working order.

If a drain is blocked today, blocked drain clearing is the page you want. Repairs usually follow from what the camera finds while that is being done.

Do you repair the pipe or just clear it?

Both, and they are different jobs at different prices. Clearing opens the line. Repair fixes the reason it closed.

Where a camera shows a cracked or root-damaged pipe, relining seals it without digging. Where a section has collapsed, replacement of that length is the answer. You see the footage before either is quoted.

Can you provide a written condition report?

Yes. A camera survey produces footage and a record of what was found and where, which is what strata committees, property managers and prospective buyers generally need.

That is arranged as a CCTV drain inspection, and it is worth doing before a decision rather than after one.

Do you take on ongoing maintenance for managed properties?

Yes. Scheduled work on lines with a known history is common for unit blocks, body corporate properties and commercial premises, and is set up under commercial and strata drain cleaning.

The interval is set from what the first camera survey shows rather than sold as a standard package.
